A Country House in the beautiful Tuscan vineyards
At an altitude between 130 and 180 meters above sea level, the vineyards (90% Sangiovese, 10% Merlot) are at a perfect sun exposure facing South West.
The property
This wonderful and traditional Country House is located between the municipality of Certaldo and Barberino Val d’Elsa.
The property, located on a slope that develops at the foot of the building, is 13 hectares in total. Divided into 250 olive trees, 8.5 hectares of vineyards from which IGT grapes are obtained – 2.5 of which have just been replanted – and the rest is woodland.
The building that dominates the property has a total area of 500 square meters.
It consists of a 160 sqm apartment consisting of a living room with fireplace, a kitchen, 2 bathrooms and 3 bedrooms. Just whitewashed, and in excellent condition.
The Annexes
In addition to this, there is the cellar, the workshop where the 4 tractors are also located, and two large spaces of about 50/60 square meters each, unfinished, which currently serve as deposits or warehouses but can be converted into apartments, to be divided and to build.
The harvest yields between 550 and 700 quintals of grapes, depending on climate regularity. The company has a couple of steel vats and several in concrete. There are no wooden barrels and bottling is done by a third party.
There are instead the tools for the production, including 4 tractors, one of which is almost new, two trolleys for transporting the grapes to the cellar, and a small excavator. So a remarkable fleet of equipment!
This year the owners have chosen to sell the harvest to a couple of customers, making a profit of € 100 for every quintal of grapes.
Previously, when other family members dedicated more time to the company, they sold the wine in bulk to an important bottler in the area, obtaining greater revenues.
Obviously, if bottling were activated and bottled wine sold, annual revenues would rise further.
