A short guide on how foreigners can buy property in Italy
Italy is world-renowned for its great food, fashion, and breathtaking views. Many have thought of living here, but very few realise this dream. Well, buying property has never been this easy. If you are a foreigner and would love to own a vacation home or just want to invest in real estate, here is a short guide on how to buy property in Italy.
Find out if you are allowed to buy property
If you are thinking of buying a property in Italy, you need to do your research first. Although Italy seems like a no restrictions country, there are some restrictions as to who can or can’t buy property. Nationals living outside of the European Union must have a valid residency permit or come from a country with reciprocity. For example, the United States of America has reciprocity with Italy, which allows US citizens to buy property in Italy and vice versa.
Get a bank loan/mortgage
Getting a bank loan in Italy isn’t too hard, even for non-residents, as long as you meet the requirements. Firstly, you need to make an informal mortgage application. The bank will then appoint a surveyor to inspect the property. You will also be required to hire a notary who will issue the bank a title check report. If the home passes all the required tests and your finances check out, the bank will give you a formal mortgage approval.
Pay taxes
When buying property in Italy, you have to factor in taxes and other fees. They include:
• Registration tax
• Land registry tax
• Notary fee
• Legal fees
• VAT
• Exchange rate
